Terms and Conditions of Bellmon Real Estate Agency
1. The rental / reservation contract is concluded with the written acceptance by us. You will receive a written confirmation of reservation, and the necessary documents (Driving directions, exact address of the property, keys instructions etc.
Special requests, reservations, on one condition, and verbal agreements are only valid if they are confirmed by us in writing as well.
2. Payment
On Reservation, a 30 % of deposit is to be paid within 7 days. The balance of 70% you pay 8 weeks before arrival.
The payment usually is to do via bank transfer.
The exact address, account number, etc. You will receive with the confirmation of your reservation.
3. Special conditions and instructions
Charges
Fixed costs, which must be paid in any event, are included in the rent.
Variable costs depend on the number of people travelling or on consumption (e.g., taxes, electricity, gas, heating, bed linen, cleaning, telephone, etc.) will be partially paid directly to landlords if contracted.
We refer you always to read the appropriate instructions under “Local service charges” in the individual descriptions of the rental properties to avoid misunderstandings.
Cleaning
Please read in the description of each property if the final cleaning is included or not. In the description of the rental properties is pointed out how often and whether a towel and linen change is made.
Pets
whether a pet is allowed or not, please also check out in the respective description. A pet must be announced on each case with a reference type, size and should be notified at time of booking, even if it is allowed according to the description. The permit is valid in principle only for ONE Pet.
Number of persons:
The rental property shall not be occupied by more people than it is shown on the booking confirmation. The specified maximum number of people includes children and infants.
Exception: If a different arrangement was expressly agreed and confirmed by us.
Arrival time, departure time
The arrival time on day of arrival and the surrender of the rental property on departure, please see the individual Description. In general, following periods of time are recorded: arrival after 15:00 clock – Departure until 11.00 o’clock
4. Cancellation
a cancellation for whatever reasons you are required to withdraw from your booked accommodation, please arrange this as soon as possible. In your own Interest and to avoid misunderstandings, we strongly encourage you to explain
the cancellation in writing (by registered mail) to. Crucial to the Cancellation date is the receipt of notice of withdrawal of the trip with us. If you cancel the contract without penalty or if you are not even coming without any notice, so we are entitled to the following cancellation fee (cancellation fees) depending on the time of cancellation
be calculated:
Cancellation up to 61 days before the rental 30% of the rent
Cancellation 60 – 35 days before occupation of 50% of the rent
Cancellation 34 – 15 days before rental period 75% of the rental
Cancellation 14 to 4 days before rental period 90% of the rental
At a later withdrawal of the rental the whole amount must be calculated.
Should it succeed, that we can re-rent the property after your cancellation, in each case, 15% of the rental fee is to be paid as a handling fee, or at least Euro 100, –.
6. Reposting
all changes must be on your specific request until 30 days before departure, but with no guarantee of fruitful rebooking. A transfer can take place only within the offer of the respective service provider (i.e.) only between objects of the same landlord. For any changes, we charge a handling fee of Euro 40, – into account.
